The conversion and refurbishment of two existing warehouses with one accommodating new construction and engineering teaching facility and the second 

including a mechanical and engineering learning centre, incorporating a working garage and MOT test centre.

 

The facility also includes new office and teaching spaces.
 
New power supplies were brought to both buildings as well as adaptations and upgrades to the existing utilities.

 

The external works include the refurbishment of an existing undercroft into a car parking area and the general refurbishment of existing soft landscaping areas.

Challenge: Poor condition of existing buildings.

Solution: Detailed surveys carried out at an early stage on the roof, external envelope and internal mezzanines to validate and ascertain the full extent of the condition of the buildings.

Once condition was ascertained, a detailed design strategy by the architect combined with build-ability input from the main contractor and it's supply chain was implemented.

 

Construction and successful completion of the refurbishment incorporating the employers requirements, including for all the required facilities with no impact on space planning and no impact on overall cost. The buildings also now have capacity for growth and adaptability, a key client requirement.
